Direct Bookings
40% of our reservations come direct in some markets (e.g. Traverse City)! The benefit of this is there are no service fees as with other booking channels = more revenue / offset of management cost.

Off-Season Rentals
Many of our owners utilize us for a 5-6 month tenant lease through the off-season. This options is especially useful for properties in areas that donβt thrive as much through these months and thus provides a solid income year-round. For certain hotels it makes sense to allocate a portion of rooms to this to maximize occupancy vs demand throughout the off-season.

House Rules & Repairs
We have strict house rules for each property to deter unwanted guests or groups from booking, reduce wear and tear, and prevent any undesired scenarios. Owners can customize this list for their property. ** Highlight: To date, we've only had to claim on 3 occasions for minor damage. Any damages or wear and tear will be addressed immediately by our team or a specialist and charged as a guest or owner expense starting at $30/hr + materials depending on the job requirement.

Damage Insurance / Deposit
Every guest has the option to purchase damage insurance, furthermore a lot of our booking channels have a level of coverage. Damage deposits can be charged additionally as standard at owner request. Revenue Management / Pricing Optimization
Our world-class revenue managers / pricing specialists have extensive experience working in both the hotel industry with some of the largest corporate brands as well as vacation rentals. Revenue Management Software Explained: We utilize revenue management software as well as our revenue management data scientist team to determine the best price point, but then to determine demand within your market and provide a dynamic price that adjusts every day throughout the year to meet demand based on your property type. Leaving pricing static will likely mean that you miss out on a lot of nights because you're not adjusting down to meet demand. Those missed nights could add up to a lot of missed revenue, but with our software, it will drop down within a threshold to meet demand in order to fill those would-be gaps. Between price increases and capturing missed revenue - this adds up to a lot of extra income over the course of a year. On average both from results provided by our software company and our own experience, we find an increase in revenue of 12-20% as opposed to using a static pricing strategy! To go a step further, your revenue manager will analyze your property daily and make micro adjustments based on comparisons and trends between your propertyβs past and future pacing performance and comparable properties in the market. Combined with our services we can typically always claim a higher ADR than comparable properties and itβs rare that we arenβt outperforming the market as a whole.

Housekeeping
Housekeeping is one of the most important aspects of our business and a foundation for our standards of operation. We expect the best from our housekeepers and thus train them to be the best, ensuring they go above and beyond to not only make sure that the integrity is maintained and the property is sparkling clean for each guest and owners alike but also to notify us of anything that needs fixing or could be improved. For new locations we have a streamlined system for hiring & training teams for success in meeting our standards. We use high level tech to streamline operations for both housekeeping & maintenance. *Deep cleans are performed twice a year or as essential and charged back to the owner at going rate. *We don't profit on housekeeping. *We hire carpet cleaners as needed.

Maintenance
Our on-call maintenance team is available 24/7 to handle any guest request immediately. They do everything from small and major appliance repair/servicing/installation, plumbing, minor mold removal and paint touch-ups to installing new smart-locks and more. These service calls will be charged to the owner at a rate starting at $25/hr + materials unless found to be in the direct fault of a guest; in which case the guest is responsible and will be charged. For new locations we have a streamlined system for hiring & training teams for success in meeting our standards. We use high level tech to streamline operations for both housekeeping & maintenance.

Stock
We replenish and maintain all turnover and operational products. We also have resources to provide high-quality, cost-effective towels & linens. We replace these as needed - soiled towels or linens are replaced at the guest expense.

Smart Locks
We have a platform for controlling all our locks that directly integrates with our PMS (property management software) & reservations system. The moment someone books, the PMS connects to the lock software, which connects to the lock of their room, generates a custom code for the duration of their stay, sends it back to the PMS which connects to our phone service provider and texts a link to their guest portal with full control of their lock from check-in time to check-out as well as providing their custom code 48 hours prior to check-in.
