    • Your property listed on the 12 most used OTA’s (listing platforms) as well as our own direct booking website. Additionally, we have a large internet marketing budget designed to drive direct bookings (and thus minimize OTA service fee’s!). To go a step further, we have an auto-message sent after every OTA checkout directing guests toward booking direct for future stays, also saving them a substantial service fee.
    • We’ve a partnership with Marriot (the only company partnered with Marriot in Northern Michigan), meaning Marriot Bonvoy members can use their points to book your properties and you still get paid! This provides an enormous visibility benefit – we’re very excited to be in this position.
    • Paid ads and partnerships at large local events [such as the Great Lakes Equestrian Festival in the Traverse City, MI area].
    • Large database filled with returning guests [including a huge number of Great Lakes Equestrian Festival attendees; typically more than we can accommodate]! We send out periodic marketing emails for different events / periods and in times when we need to create demand due to lower periods of active tourism.
    • Analytic tools for precise market analysis as well as a deep connection and understanding of the markets we operate in – this helps in property placement and understanding of estimated performance and potential.
    • Re-targeting: Quarterly newsletter to all previous guests and subscribers as well as new listing notification.
    • Photography: This is one of, if not the most important aspect of marketing a property. That being said, we’ve hired the best photographers in each area we operate in. Pre-shoot, we stage each property to ensure when the photos come in, your property looks exceptional. We also offer interior decoration, integral updates, and even renovation.
    • Help with creative, alluring descriptions.
    • 40% of our reservations come direct in some markets (e.g. Traverse City)! The benefit of this is there are no service fees as with other booking channels = more revenue / offset of management cost.
    • Off-Season: Something we can offer and many of our owners utilize is a 5-6 month tenant lease through the off-season. This is especially useful for properties in areas that don’t thrive as much through these months and thus provides a solid income year-round.
  • Care

    • We have strict house rules for each property to deter unwanted guests or groups from booking and reduce any wear and tear. Owners can customize this list for their property. Highlight: To date, we’ve only had to claim on 3 occasions for minor damage. Any damages or wear and tear will be addressed immediately by our team and charged as a guest or owner expense starting at a below-market rate of $25/hr + materials.
    • Every guest is required to purchase damage insurance. For any damages that exceed the $350 coverage, their card on file will be charged for the balance. Damage deposits can also be charged additionally at owner request.
    • Meet & greet available for elite properties.
    • For elite properties, we can offer a device that detects sound levels and how many wifi devices are connected to the network and notifies us in real time.

  • Accounting & Revenue Management

    • We provide our owners with monthly and annual profit & loss reports as well as issue direct ACH bank account deposits every month.
    • We utilize revenue management software [which we nerd out over because it’s so powerful] as well as our revenue management data scientist team to determine the best price point, but then to determine demand within your market and provide a dynamic price that adjusts every day throughout the year in order to meet demand based on your property type. For example, on days where there is very high demand, the price will jump up and you may get significantly more revenue for that night than you realized you ever could using a static pricing strategy. Leaving pricing static will likely mean that you miss out on a lot of nights because you’re not adjusting down to meet demand. Those missed nights could add up to a lot of missed revenue, but with our software, it will drop down within a threshold to meet demand in order to fill those would-be gaps. Between price increases and capturing missed revenue – this adds up to a lot of extra income over the course of a year. On average both from results provided by our software company and our own experience, we find an increase in revenue of 12-20% as opposed to using a static pricing strategy! To go a step further, your revenue manager will analyze your property on a daily basis and make micro adjustments based on comparison and trends between your properties past and future pacing performance and comparable properties in the market. Combined with our services we can typically always claim a higher ADR than comparable properties and as a company it’s rare that we aren’t outperforming the market as a whole.

  • House Keeping & Maintenance

    • Housekeeping is one of the most important aspects of our business and a foundation for our standards of operation. We expect the best from our housekeepers and thus train them to be the best, ensuring they go above and beyond to not only make sure that the integrity is maintained and the property is sparkling clean for each guest and owners alike but also to notify us of anything that needs fixing or could be improved.
      Since 2015 we’ve had a steady 5-star rating overall for cleanliness.
    • Cleaned before and after every stay by our professional cleaning team.
    • Deep cleans performed quarterly.
    • Carpet cleaning performed one-two times per year or when necessary.
    • Maintenance: Our on-call maintenance team is available 24/7 to handle any guest request immediately. They do everything from small and major appliance repair/servicing/installation, plumbing, minor mold removal and paint touch-ups to installing new smart-locks and more. These service calls will be charged to the owner at a rate starting at $25/hr + materials unless found to be in the direct fault of a guest in which case the guest is responsible and will be charged.
