Traverse City & Northern Michigan · Owners & investors

Multi-unit asset management in Traverse City & Northern Michigan.

Hotel expertise, vacation-rental reach and individual-owner care. Build a connected operating partnership around your accommodation, ownership structure and goals.

Start with the asset

An operating plan with a local context.

A downtown residence collection, an inn and a group of vacation homes need different operating plans. For an asset in Traverse City or Northern Michigan, begin with its actual accommodation, ownership structure and local delivery. The commercial work should connect to what each unit can genuinely offer, rather than treating unlike rooms as interchangeable supply.

Design the right room and residence mix

Identify which units can be sold as comparable room types and which need individual presentation. Record differences in layout, occupancy, accessibility, views and amenities before deciding how to distribute them.

Plan the whole operating year

Review owner blocks, seasonal amenities, existing reservations and property-care requirements alongside the booking calendar. Compare relevant periods and costs so a strong summer does not stand in for a complete annual picture.

Connect the building to its owners

For separately owned residences, agree unit-level reporting, the treatment of shared costs and escalation routes. Shared hospitality standards should support the building while preserving the facts and responsibilities of each residence.

Share the exact property address, room or unit mix and current team. We assess service fit and the local resources required before proposing an operating partnership.

Your next chapter

Start with the decision in front of you.

Running the operation yourself?

Identify the work you want to retain and the responsibilities you want a partner to handle. Connect pricing and distribution with guest support, local delivery and owner communication.

Reviewing your current manager?

Compare the complete scope and economics using available results and relevant periods. Account for existing agreements, future reservations and the handover needed to protect ongoing stays.

Buying, developing or repositioning?

Consider the accommodation mix, ownership structure, operating costs and local resources early. A useful forecast makes its assumptions clear alongside the work needed to deliver the guest experience.

One asset. Complementary routes to demand.

Individual listings.
Hotel room types. Direct booking.

Each room or residence can have its own vacation-rental listing while suitable units are simultaneously grouped into room types on hotel channels. True North also supports both ways of discovering accommodation directly.

Individual vacation-rental listings

Present each unit's actual photography, layout, amenities and terms so a guest can choose a specific accommodation.

Hotel room types

Group genuinely comparable accommodation for hotel-channel demand, with the room mix and inventory mapping planned around the asset.

Direct vacation-rental search

Guests can find an individual room or residence in True North's vacation-rental search and select the accommodation that fits them.

The property's direct-booking page

Guests can also compare grouped room types in a hotel-style presentation. Both direct journeys lead to booking with True North.

These are presentations of the property's actual accommodation, rather than additional inventory. Channel participation depends on eligibility, agreements, current configuration and implementation.

Choose the operating role you need

Three partnerships.
Clear responsibilities.

The original service inclusions and property-specific agreement define the work, local responsibilities and commercial terms.

Full Service

A central and local operating partnership within the agreed scope.

  • Revenue management and distribution.
  • Guest communications and hospitality.
  • Housekeeping, maintenance and local operations.
  • Branding, marketing and direct-booking support.
  • Accounting, owner distributions and agreed tax-remittance responsibilities.
  • Technology, owner visibility and strategic planning.

Remote Management

Central commercial and guest support alongside the property's local delivery.

  • Pricing, revenue management and distribution.
  • Guest care, digital arrival information and escalation.
  • Housekeeping and maintenance coordination.
  • Marketing and direct-booking presence.
  • Accounting, distributions and agreed tax-remittance responsibilities.
  • Owner reporting and communication.

Agree who performs the on-site work and who verifies readiness.

  • Pricing and yield management.
  • Demand forecasting and booking-pace review.
  • Distribution and listing optimization.
  • Senior revenue oversight.
  • Pricing reviews and strategy sessions.
  • Available analytics and competitive benchmarking.

Your team retains day-to-day operations.

A connected guest experience

Turn the service promise into an operating plan.

Readiness and property care

Define housekeeping standards, turnover checks, maintenance follow-up and shared-facility responsibilities. An unavailable unit or a closed facility should be reflected in the guest information and operating calendar.

Communication and local response

Connect pre-arrival guidance, guest questions and in-stay help with a named local escalation route. The division of central support and on-site work should be clear before launch.

Individual-owner care

For condo hotels and separately owned residences, agree owner-use arrangements, unit-specific communication and how common responsibilities are managed. The building and each residence need a clear place in the plan.

Your identity. A direct relationship.

Give the property a considered place in the market.

Accurate photography, accommodation choices and practical guest information should tell the same story across channels and the property's direct-booking presence. The asset keeps its name and character, with True North's role made clear.

Useful local content and search visibility

First-party area guides, practical itineraries and property information help guests understand the stay. Search optimization and AI-search work connect accessible pages with relevant questions; their effect must be measured over time.

Agree the marketing scope

Full Service and Remote Management include website and direct-booking support within the agreed scope. Social-page management and paid campaign management are defined in the proposal.

For hotel and multi-unit assets, PPC management is generally an additional monthly service and media spend is separate. Accounts, channels, responsibilities and fees are agreed for the asset.

A complete view of the business

Measure more than a busy calendar.

Start with an agreed baseline, consistent periods and the reports available for the property. Review occupancy, average daily rate, RevPAR, booking pace and channel contribution alongside operating costs, management fees and guest experience.

Follow the financial picture

Keep booked revenue, operating income and owner distributions distinct. Agree cost treatment, reporting currency and how unit-level results relate to shared property expenses.

Financial projections show their assumptions. They do not guarantee future revenue, occupancy, search rankings or owner returns.

Connect results with delivery

Review guest feedback, property care and operational follow-through alongside financial measures. Identify owner blocks, unavailable accommodation and material changes when comparing periods.

Portal fields, reporting availability and review scope depend on the property's configuration and agreement.

From conversation to operation

Prepare the partnership before the handover.

Understand the property

Share the address, room or unit mix, ownership structure, current team and operating results available. Explain the outcome you want and the timing you are considering.

Define the scope

Review service fit, the original inclusions, central and local responsibilities, commercial terms and the baseline for assessing progress.

Coordinate the transition

Plan reservation handover, channel connections, system access, property readiness, guest information and local delivery before launch. Existing stays and agreements remain part of the plan.

Local context and your next step

Explore the wider operating picture.

The area's vacation-rental pages explain local property considerations and the individual-home service. A hotel, residence collection or several units also need a plan for the operation as a whole.

Questions owners ask

A clearer first conversation.

What kinds of assets can we discuss in Traverse City & Northern Michigan?

Tell us about a few homes or condos, a condo block, a small hotel or motel, a condo hotel, branded residences or a wider portfolio. The exact location, accommodation, ownership structure and available delivery determine fit; an inquiry is the starting point for that assessment.

Can our existing local team stay involved?

Remote Management works alongside local delivery, while Revenue Management supports an established operating team. Agree who handles preparation, turnovers, guest issues, maintenance and escalation before onboarding.

How are separately owned units handled?

Connect building-level distribution and guest operations with individual-owner communication and property needs. Agree owner blocks, reporting, shared responsibilities and the relationship between unit-level and property-wide results.

Will the property keep its own brand?

The property's identity is part of the guest experience. Its presentation, direct-booking presence and guest journey are shaped around that identity within the agreed scope.

How do we compare management costs?

Compare the complete work and economics: management fee, staffing, systems, local responsibilities, separate services and media spend. The proposal and signed agreement define the partnership; hotel and multi-unit management is quoted separately.

What will a performance analysis tell us?

A property-specific analysis brings available accommodation, market and cost evidence together with explicit assumptions. Compare forecasts with the current operation on a consistent basis. Projections and historical examples are not guarantees for your asset.

What should we prepare before changing operators?

Review the current agreement, future reservations, channel and system access, owner blocks, local staff and guest information. Agree a transition sequence that protects the operation while responsibilities change.

Is this the right service for one vacation home?

Explore Traverse City & Northern Michigan vacation rental management for an individual home. Its Full Service and Remote Management options, individual-home marketing scope and service inclusions are separate from the hotel and multi-unit offering.
