Your next chapter

Start with what you need from ownership.

01 / GET YOUR TIME BACK

Managing it yourself?

Bring the pricing, guest messages and turnover coordination into one plan. Tell us what works today, what takes too much time and how often you want to use your home.

02 / MAKE A THOUGHTFUL CHANGE

Considering a new manager?

Start with your current agreement, future reservations and the guest experience you want to protect. We map the handover and responsibilities before changing anything.

03 / BUY WITH CONTEXT

Buying or preparing to launch?

Look at the property, seasonal demand, operating needs and costs together. A useful analysis shows its assumptions, alongside the work needed to welcome the first guest.

What ownership can feel like

More from your property.
Less on your plate.

Your Kentucky home should give you income, enjoyment and time—not an endless list of guest messages, pricing decisions and vendor calls. We coordinate pricing, bookings, guest support and property care, with Brice as your local point of contact.

From Lake Cumberland and Lake Barkley to an in-town stay, the guest appeal changes. The essentials remain: a well-presented listing, considered pricing, a prepared home and responsive hospitality.

Earn with a strategy

Pricing & distribution

Dynamic pricing, booking-channel distribution and a direct-booking presence work together to help your home reach guests and respond to demand. We review the calendar, rates and gaps—not just the next reservation.

Give your time back

Guest hospitality

Guest communication, arrival guidance and support throughout the stay give guests a clear route to help. You gain time back while your guests receive attentive service.

Care beyond the booking

Property care

Housekeeping and turnover coordination, maintenance follow-up and property checks keep the home ready for the next arrival. Full-service and remote partnerships define how our team and your local team work together.

Stay informed

Owner visibility

Use the owner app to follow bookings and performance. Owner statements and a direct contact help you understand the results, plan personal stays and make informed decisions about your property.

Choose how we work together

The same expertise. The support you need.

Choose full-service management when you want us to coordinate the local operation, or remote management when you already have a trusted local team. Both connect your property with True North’s pricing, marketing, guest-support and owner-reporting systems.

For individual vacation rentals

Full-service management

Our team coordinates pricing, distribution, guest communication, housekeeping and maintenance around your home. You keep visibility through your owner app and statements, with a clear point of contact.

Your local team, our systems

Remote management

Keep your local cleaner, maintenance providers or onsite team. We bring pricing, distribution, guest communication and central coordination, with clear responsibilities for the work at the property.

For hotels & multi-unit assets

Revenue management

Pricing, distribution and commercial strategy for hotels, condotels and multi-unit operations with an established onsite team. Standalone revenue management is for these assets; individual vacation rentals use full-service or remote management.

Your proposal confirms the services, fees and local delivery for your property. Explore hotel & multi-unit management → Own several units in Kentucky? Explore multi-unit asset management →

A connected route to your home

More than a listing.
A market working together.

Your home benefits from a wider tourism and direct-booking presence. We connect useful local guidance with the properties travelers can book, while continuing to work with the major booking channels.

DISCOVER

Help guests find their reason to visit.

Area guides, detailed local articles, local partnerships, Facebook group participation, SEO and AI-search visibility connect the destination with a stay.

CHOOSE

Make the right home easier to choose.

Accurate property details, photography, availability and a clear booking path help guests decide. Market-wide Google advertising supports that journey.

RETURN

Give a good stay somewhere to lead.

Direct-booking tools include eligible stay extensions, loyalty and relevant email or text journeys. Each use follows actual availability, programme terms and guest preferences.

Included for individual homes.

Google PPC in every operating market is included in our commission and service. This is market-wide portfolio marketing, rather than a separate social account, website or dedicated campaign for every home. Hotel and multi-unit marketing packages are scoped separately.

Owners, buyers & agents

Buying a property—or helping a buyer?

Consider rental potential alongside operating costs, owner use and the investment required. Request a property-specific revenue analysis for Kentucky, or use our real estate partner program when introducing a client.

Include the property’s actual location and your referring agent, even when they are based in another market. Projected income is an estimate, not a guaranteed result.

A plan for the whole year

The details that matter in Kentucky.

A useful management conversation starts with the actual property. These questions help us connect the guest experience, seasonal availability and the work needed locally.

  • How close is the home to the water or marina, and what access can a guest actually use?
  • Which amenities and local vendors are available outside the busiest lake season?
  • How should family stays, minimum stays and quieter periods be reflected in the plan?

Know what the numbers mean.

Review booked revenue, occupancy, owner use and operating costs in context. A busy calendar alone does not explain what ownership returns.

Owner statements and the reporting available under your agreed setup help make that conversation specific. Property analysis separates assumptions from actual results; projected income is not a guarantee.

Request an analysis for your property →

Questions owners ask.

Where in Kentucky can you help?

Contact Brice with the property address or area. We will discuss the available services and local operating requirements for that location.

I already have a cleaner or onsite team. Can we work together?

Tell us how the property currently operates. We can discuss a suitable model and clarify the responsibilities retained by your team and handled by True North.

Can I use the property myself?

Yes—tell us how you plan to use it. Owner stays, availability and their effect on the operating plan should be discussed and reflected in your agreement.

What can the property earn?

That depends on location, property condition, availability, amenities, demand and costs. A property-specific analysis helps you assess those assumptions. Projected income is not guaranteed.

How are fees and contract terms agreed?

We discuss the asset and service scope before making a proposal. Review the applicable inclusions, fees, notice provisions and responsibilities in your agreement before proceeding.

I am an agent introducing a buyer. Where should I start?

Use our Real Estate Partners page and include your name, brokerage and the property’s location. Tell us about any existing True North relationship so it stays part of the conversation.

Is Google advertising included for an individual home?

Yes. Google PPC in each operating market is included in True North’s commission and service as part of market-wide portfolio marketing. It does not promise a separate advertising account or dedicated campaign for every listing. Hotel and multi-unit marketing packages have their own agreed scope.

The detail behind your partnership

A clear service plan.
For your Kentucky home.

For a Kentucky home, the useful details are property-specific: the actual setting, the route to water or other attractions, and which facilities operate in each season. Review those details alongside owner stays, guest expectations and the local turnover plan before selecting a service scope.

Your property-specific proposal confirms the management fee, included work, local responsibilities and any additional costs for the actual address. The original service inclusions and your signed agreement define the scope.

Full Service: connect the operation.

Bring revenue strategy, pricing, distribution and guest support together with the agreed local property operation.

  • Guest communication, reservation support and arrival information.
  • Housekeeping and turnover management, maintenance coordination and property-care follow-up.
  • Owner accounting, statements, communication and transition coordination.

Remote Management: work with your local team.

Combine central commercial and guest support with the people already looking after the home.

  • Revenue strategy, relevant distribution and digital presentation.
  • Guest communication and reservation support.
  • Turnover and maintenance coordination, owner statements and a clear local escalation plan.

Before launch, agree who completes the work on site, who checks readiness and how an issue reaches the right person.

Understand the owner statement.

Review reservations, rental income, fees, expenses and owner proceeds together. A booked calendar, gross revenue and the amount reaching the owner describe different parts of the business.

Agree the reporting period and available reports with the team. Compare like periods and identify owner stays, unavailable dates and material property changes when reviewing performance.

Make the transition deliberate.

Start with your current agreement, existing reservations, listing and channel access, owner blocks and the local team. Agree the handover sequence before changing the live operation.

Property readiness, photography, accurate amenities, guest information and responsibilities belong in the launch plan. Projections remain estimates; actual results depend on the property and its operating context.

For a hotel, condo hotel, residence collection or several units in Kentucky, explore a service built around the whole operation and its ownership structure.

Ready to get more from ownership?

Tell us about your property. We’ll help you choose the management support that fits your goals.

Start your application, or contact Brice directly. Share the address or area and whether you own a vacation home, several residences or a hotel.

For an application, have your name, email, phone number and property details ready. You can tell us what is still unknown. SMS preferences are a separate choice.
