01 · WHO THRIVES HERE

You know the opportunity.
You’re ready to build it.

The strongest partners combine commercial drive, local credibility and genuine care for owners and guests. Your track record matters more than a particular job title.

01

Independent property managers

You have owner trust and a promising portfolio, but too much of the business depends on you. A smaller operation—often under 30 units—can gain specialist support, stronger systems and more capacity to grow.

02

Real estate brokers

You know the investors, the market and the properties. Build an ongoing management business alongside those relationships, with a clear plan for local operations and owner care.

03

High-performing real estate agents

You consistently win trust and create opportunities. This suits agents ready to take responsibility for a local portfolio, develop an operating team and stay involved after a contract is signed.

04

Senior hospitality leaders

You understand service standards, teams and property performance. Bring that experience to building a market, with an entrepreneurial role and a direct stake in the profit you help create.

The common thread: owner-first judgment, dependable follow-through and the capacity to lead locally. Bring an existing portfolio or a credible plan to build one.

02 · A CLEAR DIVISION OF WORK

Local leadership.
A complete support system.

We agree the scope for your market before launch, including staffing, property coverage, costs and escalation responsibilities.

YOU · THE LOCAL LEADER

Build trust. Grow the portfolio. Own the local standard.

  • Develop owner, broker and community relationships.
  • Identify suitable properties and help win management agreements.
  • Oversee local property readiness, teams and service delivery.
  • Stay accountable to owners and review portfolio performance.

TRUE NORTH · YOUR CENTRAL TEAM

Bring the tools, specialists and operating experience.

  • Support pricing, listing presentation and booking distribution.
  • Provide guest communication systems and central support.
  • Coordinate onboarding, reporting and accounting processes.
  • Support sales, training, operating decisions and complex opportunities.

Win with confidence

Bring owners a coherent brand, a clear proposal and an established operating model.

Get capacity back

Draw on shared technology and specialist teams instead of building every function yourself.

Review responsibilities, economics, approved costs and the written agreement before committing.

  4. 4

    Build your launch plan

Coordinate training, systems, owner transitions and property readiness, then review performance together.

04 · HOW YOU EARN

Clear economics.
Room to progress.

Your share is calculated on qualifying net profit: management commissions actually collected, less the 20% central cost allocation and any approved additional costs.

Tier 1

35%Standard starting share

Tier 2

40%10 stabilized units
or $125,000 projected annual
management revenue

Tier 3

45%25 stabilized units
or $375,000 projected annual
management revenue

Tier 4

50%50 stabilized units
or $750,000 projected annual
management revenue

Revenue thresholds use projected annual management revenue from qualifying contracts credited to your work. The higher tier is awarded 90 days after the property or business that takes you over the threshold goes live, subject to good standing and written confirmation. Your profit-share payments are based on commissions actually collected, after the agreed deductions.

See a simple profit-share example

If qualifying management commissions collected are $100,000, the 20% central allocation is $20,000. With no additional approved costs, net profit is $80,000. At the starting 35% tier, your share would be $28,000.

This illustrates the calculation, not an earnings forecast. Guest booking revenue is a different figure. Actual income depends on collections, approved costs, performance and your agreement.

05 · BUILD TODAY. PARTICIPATE IN WHAT COMES NEXT.

A share in the profit.
A stake in the value you build.

Your local work can create value that lasts beyond this month’s income.

Our strategy is to grow a strong hospitality platform with a future exit in view. We bring operating, investment and deal-structuring experience to that work. The branch program connects your day-to-day performance with the long-term value of the qualifying portfolio you help build.

Exit participation is a real part of the standard agreement. Eligible branch managers may receive a formula-based bonus when qualifying management contracts they sourced are included in a future sale or recapitalization.

01 / EARN AS YOU GROW

Share in operating profit.

Your qualifying portfolio generates the ongoing profit share explained above, with a clear division of local leadership and central support.

02 / BUILD TRANSFERABLE VALUE

Make the business stronger.

Retained owners, consistent service, reliable financials and sustainable contract earnings are the foundations of long-term value.

03 / PARTICIPATE AT AN EXIT

Share in a qualifying transaction.

At a qualifying closing, the agreement’s formula links your eligible contracts, the transaction valuation, your tier and your approved participation percentage.

How the exit-participation framework works

The standard formula: qualifying contract EBITDA × transaction multiple × 85% × your tier share × your approved participation percentage.

The 85% factor reflects a 15% transaction-cost adjustment. Standard participation is up to 60%; an invitation-only designation may allow up to 70%. These are caps within the formula, not a percentage of the entire company or sale proceeds.

Eligibility depends on qualifying active contracts attributed to you and included in the transaction, active good standing, required closing documents and written confirmation before closing. The standard framework includes a minimum 40% rollover into contractual phantom-equity participation, governed by separate closing terms and continued-service conditions.

This creates a potential economic interest in future value; it does not automatically give you company shares or voting rights. Profit share on contracts included in a transaction ends at closing under the standard agreement, with the applicable exit bonus settling that participation. Your executed agreement and closing terms govern.

We will walk through the economics with you before you join. A future transaction, its timing, valuation and any payout are not guaranteed.

BEFORE YOU APPLY

The details
that matter.

What does “branch manager” mean here?

You lead the growth and local performance of an agreed portfolio within True North’s operating framework. The standard program is an independent-contractor role with performance-based profit sharing. Your responsibilities and compensation are set out in the written agreement.

Do I need to bring properties with me?

An established portfolio or owner network is valuable. We also consider experienced leaders with a credible market plan and the capacity to execute it. Existing owner agreements, service commitments and transition needs are reviewed before any move.

How much time and local involvement does it take?

You need enough capacity to develop the market, lead local delivery and stay responsive to owners. We discuss your availability, coverage and team before agreeing the role. Local staffing and escalation plans are part of that conversation.

What costs should I understand?

The standard model allocates 20% of collected management commissions to central costs before profit sharing. Additional costs, such as dedicated staff or specialist support, require written approval. We clarify any launch, local operating and advertising budget before you commit.

How and when am I paid?

Profit share is calculated monthly. Under the standard agreement, payment follows within 15 business days of verified monthly close, subject to accounting verification and any unresolved collection, compliance or dispute issues. It is not a guaranteed salary.

Which markets and properties can I work with?

Tell us where you operate and where you want to grow. We review demand, existing coverage and your ability to deliver locally. The approved market, property types and service scope are agreed in writing.

Can I just refer an owner?

Yes—start with our real estate partner program if your goal is to introduce property owners. The branch program is for people who want to lead an ongoing local management business.
