Before you begin

A few helpful answers.

Can I submit a property outside Traverse City?

Yes. Enter the property’s location. We assess available local evidence and service fit; we will make clear when a market needs further research.

Which property photographs will you feature?

We use suitable photographs of the actual property from your supplied gallery, or your listing if no gallery is supplied. Agent requests may use the represented listing; owner requests may use authorized property images. We omit photos for other requests without appropriate authorization.

Can I share the report with my advisers?

Yes. The PDF brings the property information, True North’s contact details and the report’s assumptions together for your conversations with agents, lenders and advisers.

What if I do not know all the costs?

Leave unknowns blank. We distinguish supplied costs from estimates and identify missing information. We do not turn unknown expenses into zero.

Does the report confirm that short-term rentals are permitted?

No. It identifies available evidence and unresolved questions. Local permits, HOA rules and any deed restrictions must be verified before relying on a short-term rental strategy.

Does the forecast guarantee performance?

No. Forecasts depend on the property, availability, condition, market and operating assumptions. We show multiple scenarios so you can assess the range of outcomes.

How are hotels and multi-unit properties handled?

These assets need a tailored operating model, including staffing, unit mix and service costs. Your request goes to our team for that review.
